Temporary position not to exceed 29 hours per week to assist the department in gathering data for real estate risk management systems. Assists staff in performing a variety of projects and tasks related to acquiring, organizing, directing, underwriting, and managing portfolios of investment real estate.
Duties and Responsibilities:
Education and Experience
Actively pursuing a graduate degree at an accredited university in the fields of investment management, business administration, accounting, financial management, business economics, construction management, real estate studies, mathematics and/or statistics or related field; ability to demonstrate prior experience with basic real estate concepts either through applicable work experience or education.
Knowledge, Skills, and Abilities
Requires basic knowledge of real estate finance; real estate valuation and underwriting methods – IRR, NPV, capitalization techniques, financial forecasting, rent growth analysis, sensitivity analysis, etc.; personal computer applications including Word and Excel, Access and/or SQL Server; interpersonal communication skills; statistics; income statements and balance sheets; economic and demographic analysis.
Must have the ability to draft reports, documents and agreements; make decisions and resolve conflicts, have effective verbal and written communication skills; establish and develop effective working relationships with finance and consulting professionals, executives (public and private), department heads, co‑workers and the public.
Preferred basic skills and knowledge include but are not limited to: property, asset and portfolio management practices and procedures; investment methods and concepts; hold/sell analysis; budget development and fiscal accountability standards; accounting and auditing principals and techniques; real estate risk metrics, Monte Carlo simulations, and risk vector analysis, and software for the same (e.g. Risk Solver, Crystal Ball, or @Risk); real estate and contract law, leases, purchases, and sales agreements, and loan documents; Argus DCF software; property management programs; working knowledge of real estate performance measures.
As a requirement of this position, the employee will submit to the URS Investment Compliance Officer a record of trade confirmations or monthly transaction summaries, as they become available, of all public stock and other equity transactions (including derivatives, but excluding mutual funds or fixed income products), in any account under the employee’s control and direction, or under the control and direction of the employee’s spouse.
Incumbent performs in a typical office setting with appropriate climate controls. Tasks require a variety of activities which do not generally involve muscular strain, but do require physical activities related to walking, stooping, sitting, reaching, talking, hearing and seeing. Common eye, hand, finger dexterity required to perform essential functions. Mental application utilizes memory for details, verbal instructions, emotional stability, discriminating thinking and problem solving.
